Seminary Pointe is a mixed-use residential and commercial hub, including four successful local businesses and 29 super-affordable apartment units with current rental rates between $400–$700/month. Non-renewal notices were issued to residential and commercial tenants in February 2026, with most tenants needing to vacate their homes and businesses by July 7, 2026.

We are in active consultation with Bloomington Homes for All, a Bloomington grassroots tenant advocacy organization, who have organized an impressive coalition of current residents and community members to build a positive and pragmatic proposal for this historic block.

“We envision Seminary Pointe becoming a thriving micro-neighborhood with ~40 units of affordable housing, 6 small businesses, 3 non-profit and cultural spaces, and a revitalized outdoor space welcoming ~1,000 community co-op owners and neighbors by year five of ownership.

Residents would live above local businesses and community art spaces, enjoying walkable access to grocery stores and downtown Bloomington along the B-Line Trail. 
Local businesses and special events will draw in visitors anchored at the Convention Center down the street, demonstrating the block’s capacity to support tourism and represent the best of downtown Bloomington.

Protecting occupied essential housing, supporting local business, and strengthening our sense of community can happen in tandem with projects like Save Seminary Pointe!”

Avalon Community Garden

Avalon Community Garden is our flagship project. With the support of CDFI LEAF, CDFI Friendly, and the City of Bloomington, we recently completed a permanently affordable seven bedroom cooperative house, at the site of a long-time community garden in a low-income neighborhood west of downtown. 

In addition to providing seven low-cost rooms in a beautiful space, a community of volunteers worked to organize ways to infuse new social and community life into the existing garden.

In June of 2026, we were awarded a Jack Hopkins grant for the Avalon Community Garden to install permanent, public-facing food and community infrastructure.
